FROG COTTAGE, 25 ST.JOHN’S ROAD, SY8 1PG, LUDLOW, SHROPSHIRE

Introduction

Frog Cottage is a stone/brick built cottage on a pedestrianised lane. It is situated next to the Wheatshief public house just off Broad Street at the west end of St. John’s Road. The town centre is 200m up a bank.

Pre Arrival

· We have a website. There are pictures of some of the rooms, more pictures can be provided if requested.

· Booking/enquiries can be made by email, or via telephone or by letter.

· All guests are provided with written directions to the cottage, on receipt of deposit.

· The nearest radar toilet is at the entrance to Castle car park, which is just behind the Market Square in the town centre – 400m away.

· The nearest bus stop is next to Ludlow Assembly rooms in Mill Street, just off the Market Square – 500m away.

· Ludlow railway station is 900m away at the bottom of Station Drive by Tesco.

Arrival and Car Parking Facilities

· The cottage is in a pedestrnised lane with a bollard preventing vehicle access just outside. Access is easiest to unload and load right outside The Wheatsheaf Public House just off Broad Street, which is next door.

· There is up to 3 hours pay and display parking in Broad Street. Parking at the east end of the St. John’s Road and St. John’s Lane is free up to 2 hours, before 8am and after 6pm Monday to Saturday and all day Sunday. To access this on street parking drive down the bank to the traffic lights, turn left, passed the garage/shop, drive on 100m, than turn left into St. John’s Lane. The nearest all day car park is The Smithfield carpark in Lower Galdeford, short walk away.

Cottage Entrance & Kitchen

· There is a small 3cm curb off the paved lane going through a black steel gate which is hinged on the left and does not need a key. 200 cm height, 100 cm wide.

· There is a front door light switch just inside the gate on the right 135 cm high.

· There if a small concrete ramp leading to a cobbled alley 120 cm wide, with handrails on each side, 90 cm high. Turn right up seven steps to the front door. The first step is 16 cm high, 68 cm deep. Next six steps are 16 cm high, 28 cm deep, with handrail on left side 90 cm high.

· The thread of the doorway is 6 cm high. The door is 188 cm high, 75 cm wide. The handle is 105 cm high on the right. The five leaver lock is 100 cm high on the right and turns the key to the left to open. The Yale lock is 130 cm high on the right, turn right to open.

· The door opens in to the kitchen area. The alarm pad is on the right as you walk in 128 cm high. There are 2 door mats on a tiled floor. There are four switches beside the alarm pad 128 cm high. The first switch is the front gate porch light, the second switch is the alley alcove light, the third switch is the front door light and the fourth switch is the front door inside light. All other light switches in the cottage are the same height.

· The floor area in the kitchen is 1.6 x 2.6 m.

· The kitchen unit height is 90cm.

· All cleaning liquids are stored in the cupboard below sink, if children present please make sure they are out of reach.

· Water mains tap bottom of the cupboard left of sink.

· The main kitchen light switches are on the right side 128 cm high on the opening in to the dining/lounge area. The opening is 195 cm high by 79 cm wide.

· In the large cupboard next to the cooker there is a fire blanket on the left 149 cm high and a fire extinguisher on the right 143 cm high.

· Also in the cupboard there is the hot water and heating boiler. There is an analogue heating timer for easy use 140 cm high. The thermostat is in the bedroom 1 next to the main light switch. There is a manual in the lounge sideboard right side drawer as are all the other appliance manuals.

· There is a washing machine but no tumble dryer. There is a portable drying rack in the large cupboard and there is a drying rack on a pulley system in the alley.

Dining Room & Lounge

· There is a small threshold of 1 cm entering the dining area which is highlighted in dark wood against the mid brown stained pine.

· The floor is wooden with a rug underneath the coffee table.

· The dining table is round with four chairs and can be extended.

· The lounge has a three seat settee and a single armchair.

· The distance between the settee and the coffee table is 40 cm. The distance between the coffee table and the stone fire hath is 40 cm.

· There is a gas cast iron fire which can be turn of on the right side, There is a vent behind the sideboard which must never be covered.

· Do not touch the gas fire surround when on, its extremely hot (take special care if children are present).

· There is a wooden stair with handrails. There are four standard steps in to three winding steps with handrail on left, then in to four standard steps going to the first floor with handrail on right. The handrails are 90cm high, all steps are 20.5 cm high, the standard steps are 71 cm wide, and 25 cm deep.

· There is a cupboard below the stairs to access the main gas and electric supply.

· The window beside the stairs is a fire exit point. It is 88.5 cm high, 51.5 cm wide access off third step is 40 cm high to a drop outside to pavement of 120 cm.

· There is a fire alarm fitted on the lounge ceiling at the bottom of the stairs.

· Blinds are fitted to windows except kitchen. When the blind is down use the left cord to open the slats. When the slats are open, use the right cord to pull the blind up.

· The TV is in the far right corner of lounge left of fire place, 1st shelf has freeview box, 2nd shelf DVD/CD player.

· There is a sideboard left of the TV with DVD’s, CD’s, games and puzzles in the cupboard. Manuals for appliances in right drawer. Maps of Shropshire in the left drawer.

· There is a portable CD player on the table by the stairs.

First Floor Landing

· There is a cupboard just above the stairs, which is a wardrobe for the second bedroom; this cupboard also has change of bed linen and spare towels if required. There are also extra blankets for the beds.

· There is roof light above the landing and also a loft door which must not be accessed at any time

· Fire alarm just outside bedroom 1.

Bathroom

· The bathroom is accessed off the first floor landing. The door is 194 cm high x 66 cm wide. The door has a latch witch is 123 cm high and is hinged on the right side. There is a steel shower bath on the left. The bath is 52 cm high x 70 cm wide x 170 cm long, there are no bath handles. There is a fix shower and also flexible shower of the main taps. There is a split shower screen.

· Bathroom switch is on the left outside of doorway, fan switch on opposite wall.

· Free floor space in the bathroom is 0.9 x 1.9 m.

· The toilet and the sink are on the right with ladder radiator fitted.

· Toilet seat height is 41 cm.

· The sink is 85 cm high.

· Wooden flooring with bath mat and toilet mat.

· Shaver point right of sink 130 cm high.

· Light above mirror over sink on pull switch left of mirror.

Bedroom 1 (front bedroom)

· Door is 194 cm high and 66 cm wide, the hinge is on the right and the latch is 123 cm high

· The light switch is just inside the door on the left.

· The first switch is the landing light and the second switch is the main bedroom light.

· The floor is wooden with a rug at the base of the bed.

· The double bed is 140 cm x 200 cm (standard bed).

· Bed height is 50 cm.

· The area around the bed is 90 cm wide, one side 60 cm the other 70 cm at the base end.

· There are two bedside tables with drawer and table light on each and one radio alarm with instructions in one of the drawers.

· There is a TV. Main switch behind TV on the wall 196 high.

· Feather and foam pillows provided with protective covers. Extra pillows in wardrobe.

· All year round foam duvet in each bedroom. If second layer not fitted, can be found in wardrobe.

· All extra linen and towels covered in plastic bags. If children are present, please put bags out of reach.

Bedroom 2 (back bedroom)

· Door is 194 cm high and 66 cm wide, the hinge is on the right and the latch is 123 cm high.

· The light switch is just inside the door on the left.

· The floor is wooden with a rug at the base of the bed.

· The double bed is 140 cm x 200 cm (standard bed).

· Bed height is 50 cm.

· The area to each side of the bed is the bed is 35 cm wide. The area in front of the bed is 70 cm.

· There is a side shelf on each side of the bed with bedside table lights.

· Feather and foam pillows provided with protective covers. Extra pillows in cupboard on landing.

· All year round foam duvet in each bedroom. If second layer not fitted, can be found in cupboard on landing.

· All extra linen and towels covered in plastic bags. If children are present, please put bags out of reach.
